How self build mortgages work
Unlike a traditional mortgage which is generally advanced in one lump sum, a self build mortgage is released in stages. The first release is usually to purchase the land.
Your lender will typically release funds to you at various stages of construction. The stages are agreed between you and the lender.
At each stage, a valuer will visit the site to confirm that the work has been undertaken. When the valuer is satisfied, they will report back to your lender who will release a portion of your mortgage.
Releasing the money in stages ensures that you don't run out of cash when you are only part-way through the project.
The amount you can borrow to buy the land and at each stage of the construction varies from lender to lender. You can typically borrow between 50% and 85% of each stage.
